What is ‘Smart Growth’ and why is it important in development?* Smart Growth is an urban planning and transportation theory that concentrates growth in the center of a city to reduce urban sprawl. It advocates compact, transit-oriented, walkable, bicycle-friendly land use, including neighborhood schools, streetscapes, and mixed-use development. TimHaahs received a New Jersey Future’s Smart Growth Award for the Rahway Town Center in the Town Center Revitalization category. Awards are given to a diverse group of development and redevelopment projects sited in cities and towns across the state of New Jersey. The awards recognize initiatives ranging from reuse of historic buildings, major downtown redevelopment projects and affordable housing projects. The New Jersey Future Smart Growth Awards honor projects and plans - built or unbuilt – that reflect forward-looking development and redevelopment practices. The Rahway Town Center plan will help to maximize land use while providing a people-friendly place for living, eating, and shopping. The integration of parking into the development will facilitate an ease of access and encourage pedestrians to walk rather than drive to their destinations. ![]() * Federal, State, and Local codes govern most of these requirements and should be thoroughly investigated.
