Brickell Bayview Centre Parking Consulting - Miami, Florida TimHaahs provided parking consulting services for the Brickell Bayview Centre in downtown Miami, FL. The Centre is located near the highly anticipated Mary Brickell Village. The upscale lifestyle center will feature 250,000 square feet of commercial space. For the study, TimHaahs performed field observations and data collection for the office building, as well as the surrounding area. In addition, TimHaahs performed a shared parking analysis to determine the parking needs for employees and visitors to the office building. TimHaahs determined that the total parking need in the area was approximately 756 spaces. However a 10% cushion for a total of 832 spaces was recommended to provide for the transition of motorists, as well as allow for seasonal fluctuations and an increase in office occupancy. Implementing these changes to accommodate the parking needs of the developments would position the Centre to be more marketable in the existing office market environment.
