Coconut Point Parking Consulting - Fort Myers, Florida For a proposed senior housing development at Coconut Point in Fort Myers, FL, TimHaahs performed a study to determine appropriate parking ratios, as well as estimate the parking needs for the project. The purpose of this study was to calculate the parking demand for the assisted living development, to obtain a zoning variance. The key issue in this study was to consider that most zoning ordinances have higher ratios for ‘residential’ areas. However, as many seniors do not drive, zoning in senior housing areas is different. TimHaahs addressed this specific land use not outlined in existing zoning ordinances. TimHaahs’ study assessed the future parking needs of the area as a result of the planned development. It was determined that since much of the proposed housing would include a shuttle bus, or similar transportation services for residents, a lower parking ratio would be required compared to typical multi-family housing units. |
