Baltimore Convention Center Hotel Parking Study - Baltimore, Maryland For the Baltimore Development Corporation, TimHaahs performed a comprehensive parking supply/demand analysis and feasibility study for the West Pratt Street site and the surrounding area. The purpose of the study was to determine the feasibility of providing a multi-level parking garage at the site. The new facility would serve the new Baltimore Convention Center hotel, and the surrounding commercial district, providing essential infrastructure for the downtown area. ![]() Regarding revenue and operating expense projections, TimHaahs determined the parking characteristics of probable users of the proposed project (duration, turnover, hours of operation), and established a garage fee structure and annual growth rate of the fee structure to determine annual revenues. Special considerations included the professional football and baseball teams’ parking demand. The parking study survey day occurred on the night of a baseball game, to observe the increased visitor demand. TimHaahs identified future parking demand generators to include a proposed hotel and the current visitors of the surrounding venues. A future parking demand of 811 spaces was determined, thereby justifying the proposed parking garage capacity of 577 spaces. |
